Chi tiết công việc bảo dưỡng bảo trì chiller theo tháng, quý, năm – Chiller maintenace schedule : Monthly, Quarterly, Annual maintenance:
A- Bảo dưỡng định kỳ tháng (8 lần/năm) – Monthly maintenance (8 times per year )
- Kiểm tra tổng quát – General inspection
– Kiểm tra mức độ tiếng ồn và rung động bất thường
Check abnormal noise and vibration
– Kiểm tra xì dầu, chỉ thị ẩm độ môi chất lạnh
Check for oil leakage, moisture indicator
– Kiểm tra nguồn cấp xác định điện áp lệch pha
Check power supply condition: Voltage imbalance, Pharse in order
– Kiểm tra và ghi lại lỗi
Check and record alarm history - Bảo dưỡng – Chiller system maintenance
– Kiểm tra đệm làm kín, tình trạng kính xem gas, dầu
Check all seals, gaskets and sight glass condition.
– Kiểm tra sự họat động điện trở sấy dầu, xiết chặt các đầu dây nếu cần
Check the functionality of oil heater, tighten wiring if necessary
– Kiểm tra độ lệch dòng motor máy nén
Check motor current imbalance
– Kiểm tra dòng điện motor khi đầy tải
Check motor current at full load condition
– Kiểm tra mực dầu máy nén
Check compressor oil level
– Kiểm tra các thiết bị bảo vệ: thấp áp, cao áp, áp suất dầu
Confirm safety shutdown operational: low pressure switch, high pressure switch, oil pump pressure switch
– Siết chặt dây của cảm biến nhiệt và cảm biến áp suất
Tighten temperature sensors and pressure transducers wiring
– Vệ sinh bên ngòai chiller, tủ điện, tủ điều khiển
Clean outside of chiller, electric panel and control panel - Báo cáo – Report
– Ghi lại thông số vận hành
Log chiller operating data record:
+ Áp suất hút, đẩy, áp suất bơm dầu và chênh áp dầu
Suction, discharge, oil and oil differential pressures
+ Nhiệt độ đẩy, hút
Discharge, suction temperatures
+ Siêu nhiệt hút, siêu nhiệt nén
Suction and discharge superheat
+ Điện áp nguồn, điện áp điều khiển và dòng chạy của máy nén
Incoming voltage, control voltage and compressor current.
– Báo cáo sự bất thường và yêu cầu sửa chữa
Report deficiencies and repairs required
– Nộp báo cáo tháng
Submit monthly maintenance report - Bảo dưỡng định kỳ quý (3 lần/năm) – Quarterly maintenance (3 times per year)
- Kiểm tra tổng quát – General inspection
– Kiểm tra mức độ tiếng ồn và rung động bất thường

– Làm sạch ống đồng bình ngưng tụ bằng phương pháp cơ
Clean condenser by mechanical method
– Kiểm tra vận hành công tác dòng chảy
Ensure flow/pressure differential switches operation
– Kiểm tra mực môi chất lạnh
Check refrigerant level
– Kiểm tra các đệm làm kín, kính soi môi chất lạnh
Check all seals, gaskets and sight glass condition.
– Kiểm tra họat động điện trở sấy dầu
Check the functionality of oil heater
– Kiểm tra dòng điện motơ và bộ khởi động từ
Check running current and stater operation
– Kiểm tra độ lệch dòng
Check motor current imbalance
– Kiểm tra dòng khi đầy tải
Check motor current at full load condition
– Kiểm tra cách nhiệt bình bay hơi
Check cooler insulation
– Vệ sinh bên ngoài của chiller
Clean outside of chiller
– Kiểm tra mực dầu và màu sắc
Check compressor oil colour and oil level
– Kiểm tra van điện từ
Check solenoid operation
– Vệ sinh bên ngoài máy nén
Clean outside of compressor - Bộ điều khiển – Control system maintenance
– Kiểm tra vận hành bộ điều khiển và cài đặt: giảm tải, nhiệt độ, dòng điện giới hạn, bảo vệ quá tải
Check controller operation and set-point (pull-down demand limit, remote reset temperature, % current
limit,overload protection)
– Kiểm tra và siết chặt dây dẫn
Check and tighten wirings
– Kiểm tra cảm biến nhiệt độ và cảm biến áp suất
Check temperature sensors and pressure transducers - Báo cáo – Report
– Nộp thông số vận hành
Log chiller operating data record:
+ Áp suất hút, đẩy, áp suất bơm dầu và chênh áp dầu

– Nộp báo cáo quý
Submit quarterly maintenance report - Bảo dưỡng năm (1 lần/năm) – Annual maintenance (1 time per year)
- Ngưng máy – Shutdown
– Dồn môi chất lạnh qua bình ngưng tụ
Pump-down refrigerant to condenser
– Thay dầu máy nén, thay phin lọc dầu
Change compressor oil, oil filters
– Thay phin hút ẩm
Change drier filters
– Nạp và điều chỉnh mực môi chất lạnh
Recharge refrigerant and correct refrigerant level
– Đo điện trở cách điện dây quấn
Insulation test for compressor motor winding and record - Bảo dưỡng – Chiller system maintenance
– Thực hiện các bước bảo dưỡng tháng và quý như nêu trên
Carry out monthly and quarterly maintenance as above
– Vệ sinh bình bay hơi bằng phương pháp cơ
Clean evaporator by mechanical method - Báo cáo – Report
– Phân tích thông số hoạt đông của chiller
Analyse chillers operating parameters during operation
– Log chiller operating data for record and ensure compliance with manufacturer recommended standard:
+ Áp suất hút, đẩy, áp suất bơm dầu và chênh áp dầu
Suction, discharge, oil and oil differential pressures
+ Nhiệt độ hút đẩy, máy nén
Discharge, suction and discharge corresponding temperatures
+ Siêu nhiệt hút, siêu nhiệt nén

– Mỗi 2 tháng khi chúng tôi đến thực hiện dịch vụ bảo trì chúng tôi sẽ hướng dẫn nhân viên vận hành máy.
– Mỗi nhân viên sẽ đảm nhiệm cho công việc cố định và khách hàng có thể liên hệ trực tiếp với nhân viên
này để hiểu rõ hơn về công việc.
– các phụ tùng Thay thế hoặc sửa chữa được yêu cầu sẽ được tính giá riêng tách khỏi hợp đồng
*Note:
– Every 2 months when we come and do the monthly maintenance, we will provide a short training their
staff on operation the chillers
– One technician will be in charged for this job that means every time they can contact and this man must
know everything about this job.
– All parts required or repair shall be quoted separately.
